Carter Welcomes Our UTSA Student Housing Project
Back in October, Carter announced our newest student housing project at the University of Texas at San Antonio (UTSA). For months, the project was simply referred to as “Babcock @ 1604”, in reference to the site’s location at the corner of Babcock Road and Highway 1604 in San Antonio. Carter and Cardinal Group Management worked together on a branding package to develop project identity and standards; now, Tetro Student Village represents a unique college living experience that has been “re-imagined” for today’s students.
Tetro launched its newly designed and branded website, which features an interactive community map of the community’s amenities, as well as a gallery of construction progress renderings and a virtual tour that takes you inside one of its flats. The 16-acre community will include 121 flats-style apartments and 77 townhomes built around a “town center.”

During the pre-development and design planning of Tetro, Carter associates were invited to be a part of a collaborative brainstorming process; we posted a preliminary site plan and conceptual drawings on a white board in our corporate office and asked associates to leave comments/feedback on them. We also held an in-house “think tank” session in which everyone, from our summer college interns to our operations department to across our business lines of investment, development and advisory, was able to brainstorm with the project team on potential, possible and outrageous amenities for student housing. Our associates came up with ideas ranging from gameroom enhancements to a full-blown lazy river, like you would find at a water park.
Tetro’s unique amenities will include a coffee shop, sports bar, state-of-the-art fitness center, media room for watching sporting events and movies as well as playing video games, a resort-style pool, volleyball, basketball and bocce ball courts, soccer field, grilling area, fire pit, study room, arcade, dog park and tanning room. Unit amenities will include large kitchens, walk-in closets, individual garages, and private bedrooms and bathrooms. Tetro will open in the fall semester of 2014.
